2007 Community Survey Summary

A total of 703 homeowners responded to the 2007 Survey mailed with the election ballots to every homeowner in November.  The results were very positive and supportive of the work done by the Board of Directors and the management staff.  80% of the homeowners think that the Board is doing a good job with 16% having no opinion and 4% disagreeing.  In the 2001 survey, 76% of the homeowners agreed.  73% of the respondents think management staff is professional and helpful to homeowners while 21% had no opinion and 6% disagreed with this statement. .  In the 2001 survey, 57% agreed that staff was helpful.  However, in 2001, the survey results were based on the work of the previous management company.

Most importantly, 94% of the homeowners think that Cascades is a safe community.  It was interesting to note that the same amount agreed in the 2001 survey.  Only 4% had no opinion on the safety of the community and 2% disagreed that the community is safe.  Loudoun County crime statistics support the findings of this study.  Cascades is a safe community.

Services provided to the community also received good marks.  The trash companies must be doing something right as 90% of the homeowners responded that the trash company is providing good service while 6% had no opinion and 4% disagreed.  In 2001 only 80% agreed.  The statement that the pool company is providing good service was confirmed by 66% of the homeowners while 29% had no opinion and 5% disagreed.  87% of the respondents think that Cascades offers sufficient amenities while 9% had no opinion and 4%disagreed.

In the area of covenants and guidelines, 77% of the homeowners agreed that they are appropriate for our community while 14% had no opinion, and 9% disagreed.  In the 2001 survey, 65% agreed that the covenants and guidelines are appropriate.  The association reviews and amends the guidelines each year based on homeowner input and changes in lifestyles.    

71% of the homeowners think that the current rate of assessments is appropriate with 16% having no opinion and 13% disagree.  In the 2001 survey only 27% agreed that the assessments were appropriate at that time.  However, that was based on the leadership of the developer controlled board and the previous management company.

In the area of communications, 49% find the website useful and informative while 44% had no opinion and 7% disagreed.  In the 2001 survey, 26% found the website useful and informative.  The monthly newsletter mailed to each homeowner and resident was found to be informative by 88% of the homeowners while 6% had no opinion and 6% disagreed.  In the 2001 survey, 82% of the homeowners found the newsletter informative. 

This input from the community is very important and helpful to the Board of Directors.  It will assist the Board in determining where emphasis needs to be applied, what is important to the community, and what needs improvement.  Those that disagreed with the statements made in the survey were a very small percentage.  As indicated on the graph, these ranged from 2% that do not think the community is safe to 13% that do not think the current rate of assessments is appropriate.  Also, some residents wrote verbal comments and suggestions that the Board is reviewing and evaluating.
